The Brightly, seated on Block I of the WestEnd master plan, features a modern, luxurious design unique for the market. It boasts 390 units and over 15,000 square feet of amenities, highlighted by an infinity edge pool, outdoor lounge and a double-height gym. The Brightly will be anchored by 150,000 square feet of retail.
Aspect, the residential building spanning Blocks E and G, will be connected via an iconic sky bridge, home to the fitness center. Aspect will also be home to another 390 units which will offer views of the 2+ acre Central Park. Aspect will deliver an additional 70,000 square feet of retail.
Thrive, situated on Block K at WestEnd, will include 337 high-end units with private parking and luxury amenities including a spa, pool, and fitness center. Thrive will offer 30,000 square feet retail space on the ground level.
Gateway 28 is a newly constructed 76,275-square-foot warehouse building located just north of Washington Dulles International Airport in the heart of the rapidly expanding Data Center Alley in Loudoun County. The building, set to deliver in December 2022, is fully leased to a publicly traded high-tech company that supports and services many of the neighboring data center operations in the area.
Foulger-Pratt engaged Howard Hughes Corp. and Seritage Growth Properties in the 4M SF mixed-use redevelopment of the 52-acre Landmark mall site in Alexandria, Virginia. Inova plans to relocate its Alexandria Hospital, currently located at 4320 Seminary Road, to the site. The development has been rebranded as WestEnd and will include residential, retail, commercial and entertainment offerings. The team said construction on the project could begin as soon as 2023, with the first buildings delivering in 2025.
Sequoia Plaza was acquired by Foulger-Pratt in 2004 and considered to be a value-play in comparison to office assets in the Rosslyn-Ballston corridor. The project had historically been well-occupied by Defense/Government Contractors and performed per underwriting for the first few years of ownership. A shift in occupancy due to BRAC and financial reasons caused many major tenants to vacate, resulting in a 45% occupancy level. After careful analysis, occupants were shifted to allow large continuous blocks of space to be marketed, resulting in lease-up of the majority of vacant space.
Foulger-Pratt sold Sequoia Plaza in 2018, and managed the property until August 2021.
Foulger-Pratt acquired 1900 Gallows in September 2019 and finished renovating in the spring of 2022. This Class-A building features an ideal location in Northern Virginia as well as conference rooms for tenant convenience, a fitness center, and more.
Completed in 2022, Tysons Central is 388,000 square feet of next-generation office space steps away from the Greensboro Metro in the heart of the prestigious Tysons Corner market. The building includes 19,000 square feet of retail, three levels of below-grade parking, and seven levels of above-grade parking for a total of 688,000 square feet. The 20-story office tower resides in a mixed-use environment that includes 1,100 residential units, 200 hotel rooms, and 135,000 square feet of retail at full built-out.
Approved in 2014, the plan leverages the unique waterfront orientation of the site, convenience to Old Town Alexandria, and immediate access to the Capital Beltway and George Washington Parkway. Additionally, the project has proximity to three Metro stations, the Metrobus transit, Dash, and major employment centers. The Thornton is ideally situated in Old Town Alexandria near restaurants, retail, and some of the best recreational resources in the region, including the adjacent 18-mile Mount Vernon trail. Foulger-Pratt sold The Thornton in 2019, but continues to manage the property.
