Foulger-Pratt Breaks Ground on 60 I St SW

Washington, D.C. (November 5, 2021) — Foulger-Pratt broke ground today on 60 I Street SW, a new seven-story 197-unit multifamily building that will include designated space for the Bethel Pentecostal Tabernacle Assembly of God church, a local congregation celebrating its 100-year anniversary in the community that has owned and occupied the site for the last 60 years.

The new structure will replace the church’s existing facility at 60 I Street SW. Cornerstone Development Group served as the liaison between the church and Foulger-Pratt as the church sought a creative solution that allowed it to continue to operate on the site while providing Foulger-Pratt the rights to redevelop the property to include a multi-family use.

The 17,000 square foot ground-floor space will include a two-story sanctuary as well as a chapel, daycare and areas for classes and prayer groups. The church will have access to underground parking, as well as kitchen space on the garage level. The church will be self-contained with a separate dedicated entrance on the east side of the building.

The multifamily component will consist of 197 residences serviced by a separate, two-story lobby on the westside of the building. Intentionally designed to have more efficient floorplans, the average unit size will be under 700 square feet. The project will also contain 14 affordable units at 60% area median income.

Torti Gallas is the architect for the project. FormDesign serves as the architect for the church’s interior.

60 I Street sits at the intersection of Half and Eye streets, just west of Navy Yard and a short distance from The Wharf, two metro stops and I-395. Future residents will enjoy convenient access to shopping, restaurants, night life, Nationals Park and Audi Field, home of D.C. United, all while living in a legacy neighborhood with a relaxed, residential feel. 60 I Street SW is right across from D.C.’s Lansburgh Park, which contains community gardens, basketball courts, a dog park, pavilions and grilling areas. The former Randall School across the street from the project will soon be home to a new art museum.
