Venture on I is a 197-unit luxury apartment community located in Washington, DC's Navy Yard neighborhood. Foulger-Pratt partnered with the Bethel Pentecostal Tabernacle - Assemblies of God church to construct this seven-story apartment community on land leased from the church in a long-term deal. Foulger-Pratt will be building a 17,000 square foot sanctuary for the church on the ground floor.

The Rae is a 343-unit, five-story multi-family community in Bethesda, Maryland. Designed to be a highly livable community, The Rae will seamlessly connect residential living to the urban setting in a highly commercialized area. The dynamic triangular wedge reflects the design’s urban aesthetic, visually expanding and connecting the corner public open space towards the east. The light and dark color compositions alternate on top of a warm tone wood-like base to create a distinguished look for the building’s façade, with large glass positioned uniquely on the angled amenity corner. Sustainable elements of the design include more than 7,000 square feet of green roof and 5,000 square feet of bioretention around the building’s perimeter. The Rae will offer a mix of studio, one-bedroom, one-bedroom plus den, and two-bedroom floorplans ranging from 486 to 1,157 square feet. Amenities include a fitness center, co-working lounge, sports bar with hybrid indoor/outdoor experience, first-floor pet spa with immediate access to an outdoor park, club room, swimming pool, and two spacious courtyards complete with barbeque grills, hammocks, and an outdoor fireplace.
Foulger-Pratt engaged Howard Hughes Corp. and Seritage Growth Properties in the 4M SF mixed-use redevelopment of the 52-acre Landmark mall site in Alexandria, Virginia. Inova plans to relocate its Alexandria Hospital, currently located at 4320 Seminary Road, to the site. The development has been rebranded as WestEnd and will include residential, retail, commercial and entertainment offerings. The team said construction on the project could begin as soon as 2023, with the first buildings delivering in 2025.
