Venture on I

Venture on I is a 197-unit luxury apartment community located in Washington, DC's Navy Yard neighborhood. Foulger-Pratt partnered with the Bethel Pentecostal Tabernacle - Assemblies of God church to construct this seven-story apartment community on land leased from the church in a long-term deal. Foulger-Pratt will be building a 17,000 square foot sanctuary for the church on the ground floor.
Venture on I is set to deliver Q4 2023.

Press House Warehouse is located at the epicenter of several successful, high-density, amenity-rich neighborhoods, including Union Market, NOMA, Shaw, and the H Street corridor. This project delivered in June 2021, containing 27,000 sq ft of retail and 25,000 sq ft of office.

Walmart

Originally sourced as a multi-family development, this landmark adaptive reuse project was repositioned in response to changing market conditions. Located at Georgia and Missouri Avenues, the project reflects the rapidly changing landscape of urban living in the Nation’s capital.

This project's delivery as the first of six new Walmart stores in Washington, DC is a testament to Foulger-Pratt’s ability to navigate local politics, historic preservation concerns, and the complex construction requirements of a demanding land-lease tenant.

Press House Apartments

Press House is located at the epicenter of several successful, high-density, amenity-rich neighborhoods, including Union Market, NOMA, Shaw, and the H Street corridor. This community impresses from the moment you walk in, featuring a luxurious residential lobby filled with custom art installations. The project boasts multiple floorplans, such as studios one, and two bedrooms, combined with upscale amenities including a rooftop pool with city views, multi-level fitness center, retro game room and a community creative workspace. ONE501 - Eckington Park

Located in the Eckington neighborhood of Washington, DC, this community offers proximity to the NoMa/Gallaudet Metro and Union Market, as well as adjacency to the new Alethia Tanner Park. Now leasing, this 327-unit residential apartment building includes 7,500 square feet of retail space. The property features unique amenities such as a courtyard pool and sundeck, 6th-floor terrace with views of the US Capitol and Washington Monument, and an indoor/outdoor fitness center.

Beckert's Park

Beckert’s Park, located in SE Washington DC’s Capitol Hill neighborhood, delivered in 2020. The 2.75 acre site sits at a prime location at the corner of 14th and D Street SE, and- was originally a 50,384 square foot Safeway grocery store. The existing store was demolished for the construction of the new five-story, mid-rise, 590,951 square foot, Class-A apartment community with four floors of 325 residential units, , above a podium with two below grade parking levels, one dedicated to Safeway and one dedicated to residents, a new ground-floor 60,000 square foot Safeway, roughly 8,000 square feet of neighborhood retail, and 14,000 square feet of interior amenities. The Project has three courtyards, two above the podium and one at ground level adjacent to the amenity spaces. Beckert’s Park, interiors are designed to represent the wondrous mix of diversity. The 325 units include, 1, 2 and 3 bedroom apartments which are all crafted for comfort and luxury. Interior unit amenities include views of the Capitol building and Washington Monument, designer kitchen’s with quartz countertops, wood look flooring with carpeted bedrooms, chef islands and kitchen pantries. The amenities include a luxury pool with outdoor grills and dining area, expansive lobby, multifunction sport court, fitness center, golf simulator room, game room, dog wash, and dog park. The courtyards, and site improvements include brick pavers, synthetic turf, stone veneer walls, a variety of site furnishings, playground equipment, multiple decorative railings and architectural metal screen wall, and landscaping throughout including 44,000 SF of green roof and bioretention area. All areas are finished with a classic, yet modern styling and a variety of select finishes.

The project is an eight-story, 166,000 square foot self-storage facility located in the thriving NoMa/Union District/Eckington corridor along Florida Avenue in northeast DC. The project opened for leasing in March 2020 and was sold in August 2022.

Paxton

Foulger Pratt has embarked on a nationwide mission to play an integral role in the production and preservation of high-quality affordable housing. This 159,617 sf building will have 148 100% affordable units contributing to the production of much-needed affordable housing in Ward 7. The 5,300 sf of amenity space provided will be an asset to the property manager in collaboration with the resident services provider to engage and nurture a healthy and active community. Along with these active spaces, the design of the building accommodates dedicated program space for the Permanent Supportive Housing (PSH) provider and Community of Hope to facilitate its on-going support of the families residing in the units set aside for PSH. The project provides an opportunity to extend the rapid development of the H Street Corridor eastward along Benning Road. The location provides immediate access to the dynamic retail amenities of H Street and the recently completed streetcar providing access to Metro via Union Station.
