The Rae

The Rae is a 343-unit, five-story multi-family community in Bethesda, Maryland. Designed to be a highly livable community, The Rae will seamlessly connect residential living to the urban setting in a highly commercialized area. The dynamic triangular wedge reflects the design’s urban aesthetic, visually expanding and connecting the corner public open space towards the east. The light and dark color compositions alternate on top of a warm tone wood-like base to create a distinguished look for the building’s façade, with large glass positioned uniquely on the angled amenity corner. Sustainable elements of the design include more than 7,000 square feet of green roof and 5,000 square feet of bioretention around the building’s perimeter. The Rae will offer a mix of studio, one-bedroom, one-bedroom plus den, and two-bedroom floorplans ranging from 486 to 1,157 square feet. Affinity on Georgia

Affinity on Georgia (formerly Heritage Silver Spring) is a multifamily community consisting of 210 apartment homes in downtown Silver Spring. Redeveloped in 2013, Affinity is made up of multiple historical buildings that were combined to create a multifamily space, which include studios, one and two bedrooms. This community features several amenities, such as a resort-style lap pool, fitness center with studio space, and a conference room for co-working space. Foulger-Pratt acquired Affinity in October 2020 and completed renovations on the common area in early 2022.

Monument Village at College Park

Monument Village, ideally situated in College Park, Maryland, is a 236 apartment community that offers studio, one-, and two-bedrooms, as well as loft-style layouts. Inventa Towers

Foulger-Pratt, in partnership with Cerberus Capital Management, acquired the former Discovery Communications Headquarters building in Q3 2018. The building underwent a substantial renovation to better position the property for multiple tenant occupants. These improvements included a new fitness amenity, a redesigned public plaza, and an additional lobby to serve the Colesville Tower and were completed in the summer of 2020.
