Gateway 28

Gateway 28 is a newly constructed, 76,275-square-foot warehouse building located just north of Washington Dulles International Airport in the heart of the rapidly expanding Data Center Alley in Loudoun County. The building, set to deliver in December 2022, is fully leased to a publicly traded high-tech company that supports and services many of the neighboring data center operations in the area.

Located adjacent to I-270 with highway visibility in excess of 250,000 vehicles a day, this project adds a much-needed amenity base to a traditional suburban office market. The property is currently home to several retailers including Cooper’s Hawk Winery and Restaurant, OneLife Fitness, Chick-fil-A, Robecks Juice and Sola Salons, and is programmed for additional in-line shop space, pad parcels and second-floor medical office space. The project is a joint venture with the landowner.

72 Florida Avenue

The project is an eight-story, 166,000 square foot self-storage facility located in the thriving NoMa/Union District/Eckington corridor along Florida Avenue in northeast DC. The project opened for leasing in March 2020 and was sold in August 2022.

The Thornton

The Thornton is ideally situated in charming Old Town Alexandria near restaurants, retail, and some of the best recreational resources in the region, including the adjacent 18-mile Mount Vernon trail. The 439-unit community boasts some of the largest studio, one- and two- bedroom luxury apartments in Alexandria. Its unique waterfront orientation (directly seated on Huntington Creek), convenience to Old Town Alexandria, and immediate access to the Capital Beltway and George Washington Parkway make it an ideal location for DMV renters. Its proximity to three Metro stations, the Metrobus transit, Dash, and major employment centers also add to its value in the area’s rental landscape. Foulger Pratt sold The Thornton in 2019 but continues to manage the property on behalf of Starwood REIT.
