ONE501 is a 327-unit residential apartment building located in the historic and trendy Eckington neighborhood of Washington, DC. Venture on I is a 197-unit, seven-story, luxury apartment community located in Washington DC’s bustling Navy Yard neighborhood. The property is anchored by Nationals Park, multiple metro stations and a collection of shopping, restaurant, and entertainment offerings. Adjacent to it is Lansburgh Park, where residents can enjoy picnic areas, basketball courts, a playground, dog park and community garden. Foulger Pratt partnered with the Bethel Pentecostal Tabernacle – Assemblies of God church and Cornerstone Development Group to construct this apartment community on land leased from the church in a long-term deal. Foulger Pratt will be building a 17,000 square foot sanctuary for the church on the ground floor.
Accolade (1425 New York Ave)
In Q4 of 2021, it was announced that Foulger Pratt acquired the former home of the Department of Justice (DOJ) from Monument Realty. The 13-story, 287,000 square foot building is seated at 1425 New York Avenue, located only steps away from the White House, Treasury Department, International Monetary Fund, World Bank, Executive Office Buildings, and the Federal Reserve. One of the city’s most anticipated deliveries, Foulger Pratt plans to convert the former office building into 243 Class A+, luxury residential units. 327 S Street
Foulger Pratt acquired 327 S Street alongside Boundary Companies in 2017. Boundary Companies managed and leased the property until March 31, 2023, when Foulger Pratt took over management of the 120-year-old building boasting exposed brick and 20’ high ceilings that were restored during an extensive renovation. Anchoring the warehouse is Lost Generation Brewing Company, a new DC hot spot, and popular DC retailer, Salt & Sundry, who operate a 3,000 square foot private venue retail out of the warehouse, hosting some of the city’s most memorable events.

Located in SE Washington DC’s Capitol Hill neighborhood, Beckert’s Park is a five-story, mid-rise, 590,951 square foot, Class-A apartment community comprised of 325 residential units, a 60,000 sf ground-floor Safeway, roughly 8,000 square feet of neighborhood retail, and 14,000 square feet of interior amenities. Paxton
Paxton is a 159,617 sf, multi-family building that will be home to 148, 100% affordable units, contributing to the production of much-needed affordable housing in Washington DC’s Ward 7. The 5,300 sf of amenity space will be a valuable asset to engage and nurture a healthy and active community. Along with these active spaces, the design of the building accommodates dedicated program space for the Permanent Supportive Housing (PSH) provider and Community of Hope to facilitate its ongoing support of the families residing in the units set aside for PSH. The project provides an opportunity to extend the rapid development of the H Street Corridor eastward along Benning Road. It also provides immediate access to the dynamic retail amenities of H Street and the recently completed streetcar, which provides walkable access to Metro via Union Station.
