ONE501 – Eckington Park

ONE501 is a 327-unit residential apartment building located in the historic and trendy Eckington neighborhood of Washington, DC. The building is comprised of a mix of studio, one-, two- and three-bedroom homes and includes 7,500 square feet of retail space positioned at its base. The property features unique amenities such as a courtyard pool and sundeck, 6th-floor terrace with views of the US Capitol and Washington Monument, and an indoor/outdoor fitness center. The project is located directly across from the newly delivered Brooklyn Boulders, a climbing gym and coworking space, and Union Kitchen. It also offers proximity to the NoMa/Gallaudet Metro, Union Market, the Metropolitan Branch Trail, and direct access to the award-winning Alethia Tanner Park, heralded as DC’s Best Dog Park in 2022 by the Washington City Paper.

Venture on I

Venture on I is a 197-unit, seven-story, luxury apartment community located in Washington DC’s bustling Navy Yard neighborhood. The property is anchored by Nationals Park, multiple metro stations and a collection of shopping, restaurant, and entertainment offerings. Adjacent to it is Lansburgh Park, where residents can enjoy picnic areas, basketball courts, a playground, dog park and community garden. Foulger Pratt partnered with the Bethel Pentecostal Tabernacle – Assemblies of God church and Cornerstone Development Group to construct this apartment community on land leased from the church in a long-term deal. Foulger Pratt will be building a 17,000 square foot sanctuary for the church on the ground floor.

Accolade (1425 New York Ave)

In Q4 of 2021, it was announced that Foulger Pratt acquired the former home of the Department of Justice (DOJ) from Monument Realty. The 13-story, 287,000 square foot building is seated at 1425 New York Avenue, located only steps away from the White House, Treasury Department, International Monetary Fund, World Bank, Executive Office Buildings, and the Federal Reserve. One of the city’s most anticipated deliveries, Foulger Pratt plans to convert the former office building into 243 Class A+, luxury residential units. Upon completion, Accolade, will be the closest residential property to the White House. The demand for quality residential offerings has long been a focus of area developers and local government. The nation’s capital boasts over 100M square feet of office space within a one-mile radius of the site, resulting in a severely supply-constrained market known for its limited deliveries and high-barrier to entry. Located in the epicenter of Washington, DC, Accolade will offer direct access to the city’s best restaurants, entertainment venues, and transportation options.

327 S Street

Foulger Pratt acquired 327 S Street alongside Boundary Companies in 2017. Boundary Companies managed and leased the property until March 31, 2023, when Foulger Pratt took over management of the 120-year-old building boasting exposed brick and 20’ high ceilings that were restored during an extensive renovation. Anchoring the warehouse is Lost Generation Brewing Company, a new DC hot spot, and popular DC retailer, Salt & Sundry, who operate a 3,000 square foot private venue retail out of the warehouse, hosting some of the city’s most memorable events.

Press House Warehouse

Located at the epicenter of several successful, high-density, amenity-rich neighborhoods, including Union Market, NOMA, Shaw, and the H Street corridor, Press House is a mixed-use community currently anchored by Trader Joe’s, located directly across Florida Avenue. Its residential, retail, and rehabilitated historical structure serve as a HQ to a DC-based creative office firm and a high-end barber, Scotch and Scissors. The Warehouse is comprised of 25,000 sf of office and an additional 27,000 sf of retail space, which delivered in June of 2021. Retailers continue to flock to the neighborhood as an alternative to Union Market and the NOMA areas.

Press House Apartments

Press House is located at the epicenter of several successful, high-density, amenity-rich neighborhoods, including Union Market, NOMA, Shaw, and the H Street corridor. A former printing press that once produced the Congressional Record, this community impresses from the moment you walk in. It features a luxurious residential lobby filled with custom art installations and multiple floorplans from studios to two bedrooms. Its upscale amenities including a rooftop pool with lush landscaping and views of the Capitol dome, a multi-level fitness center, retro game room and community creative workspace. The neighborhood is currently anchored by Trader Joe’s, located directly across Florida Avenue. Press House’s residential, retail and a rehabilitated historical structure serves as a HQ to a DC- based creative firm. Beckert’s Park

Located in SE Washington DC’s Capitol Hill neighborhood, Beckert’s Park is a five-story, mid-rise, 590,951 square foot, Class-A apartment community comprised of 325 residential units, a 60,000 sf ground-floor Safeway, roughly 8,000 square feet of neighborhood retail, and 14,000 square feet of interior amenities. The 2.75 acre site sits at a prime location at the corner of 14th and D Street SE, and was originally a 50,384 square foot Safeway grocery store. The new building sits above a podium with two below-grade parking levels, one dedicated to Safeway and one dedicated to residents. The Project has three courtyards, two above the podium and one at ground level, adjacent to the amenity spaces. The 325 units include one-, two- and three-bedroom apartments which are all crafted for comfort and luxury. Interior unit amenities include views of the Capitol building and Washington Monument, designer kitchens with quartz countertops, wood-look flooring with carpeted bedrooms, chef islands, and kitchen pantries. Amenities include a luxury pool with outdoor grills and dining area, an expansive lobby, a multifunction sport court, a fitness center, a golf simulator room, a game room, a dog wash, and a dog park. The courtyards and site improvements include brick pavers, synthetic turf, stone veneer walls, a variety of site furnishings, playground equipment, multiple decorative railings, and architectural metal screen wall, and landscaping throughout, including 44,000 sf of green roof and bioretention area.


Paxton is a 159,617 sf, multi-family building that will be home to 148, 100% affordable units, contributing to the production of much-needed affordable housing in Washington DC’s Ward 7. The 5,300 sf of amenity space will be a valuable asset to engage and nurture a healthy and active community. Along with these active spaces, the design of the building accommodates dedicated program space for the Permanent Supportive Housing (PSH) provider and Community of Hope to facilitate its ongoing support of the families residing in the units set aside for PSH. The project provides an opportunity to extend the rapid development of the H Street Corridor eastward along Benning Road. It also provides immediate access to the dynamic retail amenities of H Street and the recently completed streetcar, which provides walkable access to Metro via Union Station.
