ALEXANDRIA, VA — March 17, 2026 — Construction has officially begun on Aspect, a new Class-A multifamily and mixed-use residential community that will be the first residential development delivered as part of WestEnd Alexandria, one of the region’s most transformative placemaking initiatives.
The groundbreaking marks a significant milestone in the long-planned revitalization of the 52-acre property into a vibrant, walkable town center that will serve as a new focal point for Alexandria’s West End.
Aspect is being developed by Foulger Pratt in partnership with Silverstein Properties and Howard Hughes Communities, with financing provided by Truist Bank, as administrative agent, and Atlantic Union Bank.
WestEnd Alexandria is anchored by Inova’s new $2 billion state-of-the-art hospital campus spanning more than 1.1 million square feet — one of the largest healthcare investments in Northern Virginia’s history. Once complete, the district will include more than 2,500 residential units, approximately 300,000 square feet of retail, 100,000 square feet of medical office space, four acres of parks and open space, and a new regional transit hub designed to connect the West End with the broader region.
Within this emerging district, Aspect will deliver 390 modern apartment residences and approximately 66,000 square feet of ground-floor retail designed to activate the surrounding streets and public spaces. The seven-story development will consist of two buildings connected by a majestic sky bridge containing the project’s fitness center and shared resident amenities.
Aspect has already secured a 16,000-square-foot lease with Tierra Encantada, a nationally recognized Spanish-immersion early education provider, which will serve as the development’s retail anchor.
“We are thrilled to see the first multifamily residential building begin construction at the former Landmark Mall site,” said Jay Kelly, Senior Vice President of Foulger Pratt. “This milestone represents the culmination of years of planning and collaboration with the City of Alexandria and our partners to bring a transformative vision to life. Breaking ground on a project of this scale despite today’s economic uncertainties speaks to the strength of Alexandria and the long-term potential of the West End.”
“The redevelopment of the Landmark Mall site represents a once-in-a-generation opportunity to create a vibrant new center for Alexandria’s West End,” said David O’Reilly, Chief Executive Officer of Howard Hughes. “Aspect is an important early step in bringing that vision to life which delivers housing, retail, and walkable amenities that will help shape the future of this community.”
Residents of Aspect will benefit from the broader connectivity and amenities of WestEnd Alexandria, including walkable access to parks, plazas, retail, dining, and healthcare services. The development also offers convenient access to Interstate 395, Duke Street, Van Dorn Street, and nearby transit options, providing seamless connectivity throughout Northern Virginia and the greater Washington, D.C. region.
“Aspect represents an important step in bringing the broader vision for WestEnd Alexandria to life,” said Alex Cosio, Deputy Portfolio Manager at Silverstein Properties. “As the first residential community within this transformative redevelopment, it will help establish a vibrant, walkable neighborhood that integrates housing, retail, and community-focused amenities while supporting the continued growth of Alexandria’s West End.”
The project is expected to generate hundreds of construction jobs and support continued economic growth across Alexandria’s West End.
With construction now underway, delivery is anticipated in the first quarter of 2028. Upon completion, Aspect will play a central role in establishing WestEnd Alexandria as a premier mixed-use destination and a new residential hub for the City of Alexandria.
