New Mixed-Use Development Provides Retail Tenants Rare I-270 Visibility

August 16, 2018

Washington, D.C. – KLNB, the multi-service commercial real estate brokerage firm celebrating its 50th year, announced today that Cooper’s Hawk Winery signed a lease at Foulger-Pratt’s Rockville, Md. mixed-use development Research Row. Cooper’s Hawk, which features a contemporary, upscale casual dining experience, Napa-style tasting room, and artisanal market, has leased 12,392 square feet of space. Dimitri Georgelakos and Jake Levin, principals at KLNB, represented the developer, Foulger-Pratt. Andrew Rose of Next Realty and David Orkin of CBRE represented the tenant.

Cooper’s Hawk will offer a full-service restaurant and wine club for the growing residential and office population in the region. Research Row continues to attract leading brands, all of which are excited by the center’s high visibility from I-270. Cooper’s Hawk joins 63,000 square-foot One Life Fitness and Chick-Fil-A, which features the second drive thru location in Montgomery County.

“We were thoughtful and deliberate in our selection of these tenants to serve both the residential and office population surrounding Research Row,” said Georgelakos. “We are thrilled to finally announce these exceptional anchors as they represent the highest caliber of retailers in our market, and even more excited to have additional opportunities at the center for retailers who share Foulger-Pratt’s vision.

Research Row offers up to 125,000 square feet of retail in the center of the area’s federal and advanced technology marketplace. Located immediately off I-270 at the Northwest corner of Montgomery Avenue and Research Boulevard in Rockville, Md, the site offers ease-of-access for consumers in the region without having to navigate a congested commercial center. With nearly 225,000 vehicles passing the property per day and nearly 100,000 employees within a three-mile radius, Research Row offers a unique opportunity for retail tenants looking to locate in the greater Rockville, North Bethesda, North Potomac and Potomac region.

“The property is ideally situated to offer a rare opportunity for retail tenants to gain significant exposure via I-270,” said Brigg Bunker, executive director at Foulger-Pratt. “The visibility and regional nature of the property, coupled with a dense daytime population and proximity to Shady Grove Hospital, make Research Row a true gem.”
