Accolade (1425 New York Ave)

In Q4 of 2021, it was announced that Foulger Pratt acquired the former home of the Department of Justice (DOJ) from Monument Realty. The 13-story, 287,000 square foot building is seated at 1425 New York Avenue, located only steps away from the White House, Treasury Department, International Monetary Fund, World Bank, Executive Office Buildings, and the Federal Reserve. One of the city’s most anticipated deliveries, Foulger Pratt plans to convert the former office building into 243 Class A+, luxury residential units. Upon completion, Accolade, will be the closest residential property to the White House. The demand for quality residential offerings has long been a focus of area developers and local government. The nation’s capital boasts over 100M square feet of office space within a one-mile radius of the site, resulting in a severely supply-constrained market known for its limited deliveries and high-barrier to entry. Located in the epicenter of Washington, DC, Accolade will offer direct access to the city’s best restaurants, entertainment venues, and transportation options.

WestEnd Alexandria (Landmark Mall Redevelopment)

In 2019, Foulger Pratt, along with Howard Hughes Corp. and Seritage Growth Properties, engaged in a joint venture promising a 4M sf mixed-use redevelopment on the former 52-acre Landmark Mall site in Alexandria, Virginia. The development has been rebranded as WestEnd and will include Inova hospital’s new campus, residential, retail, and entertainment offerings. In Q4 of 2020, it was announced that Inova Health Systems planned to relocate its Alexandria Hospital, currently located at 4320 Seminary Road, to WestEnd. The health system is expected to invest $1B on the relocation and expansion of their campus. Upon completion, the hospital will bring over 2,000 health care workers to the site, resulting in a trickledown effect for housing and retail demand in the immediate vicinity. The existing three-level, above-ground garage that previously served Landmark Mall will be retained and repurposed to serve portions of the new WestEnd community. Repairs and renovations are currently underway on the existing garage structure. Construction on the horizontal infrastructure is currently underway and it is estimated that the first buildings will begin delivering in 2025. Upon completion, WestEnd promises to be a community gathering spot for Alexandria, punctuated by a mix of national and local retailers, inspiring public spaces, and desirable residential offerings.

The Brightly – WestEnd Block I

In 2019, Foulger Pratt, along with Howard Hughes Corp. and Seritage Growth Properties, engaged in a joint venture promising a 4M sf mixed-use redevelopment on the former 52-acre Landmark Mall site in Alexandria, Virginia. The development has been rebranded as WestEnd and will include Inova hospital’s new campus, residential, retail, and entertainment offerings. The Brightly, situated on Block I of WestEnd, features a modern, luxurious design unique to the market. One of our larger residential offerings at WestEnd, The Brightly offers 390 units and over 15,000 square feet of amenities, as well as 150,000 square feet of retail directly at the base of the building. Highlighted by an infinity edge pool, a memorable outdoor lounge and a double-height gym, the amenity package at The Brightly makes it a true standout in the market.

Aspect – WestEnd Blocks E & G

In 2019, Foulger Pratt, along with Howard Hughes Corp. and Seritage Growth Properties, engaged in a joint venture promising a 4M sf mixed-use redevelopment on the former 52-acre Landmark Mall site in Alexandria, Virginia. The development has been rebranded as WestEnd and will include Inova hospital’s new campus, residential, retail, and entertainment offerings. Aspect, situated on Blocks E1 and G of WestEnd, is a residential building that will be connected via an iconic sky bridge. This bridge will also be used for the property’s fitness center, providing residents with a workout experience unlike any other. Aspect will feature 390 spacious residential units with views of WestEnd’s 2+ acre Central Park, as well as an additional 70,000 square feet of retail on the ground level.

Thrive – WestEnd Block K

In 2019, Foulger Pratt, along with Howard Hughes Corp. and Seritage Growth Properties, engaged in a joint venture promising a 4M sf mixed-use redevelopment on the former 52-acre Landmark Mall site in Alexandria, Virginia. The development has been rebranded as WestEnd and will include Inova hospital’s new campus, residential, retail, and entertainment offerings. Thrive, situated on Block K of WestEnd, features 337 high-end, luxury units offering a mix of studio, one-bedroom and two-bedroom units with private parking and a luxury amenity package, as well as 30,000 square feet of retail space on the ground level. Amenities include a spa with independent services provided, a pool, lush, active and open spaces, a state-of-the-art fitness center and more – all centered around a holistic approach to wellness and healthy living.

Medical Office Building – WestEnd Block E.2

In 2019, Foulger Pratt, along with Howard Hughes Corp. and Seritage Growth Properties, engaged in a joint venture promising a 4M sf mixed-use redevelopment on the former 52-acre Landmark Mall site in Alexandria, Virginia. The development has been rebranded as WestEnd and will include Inova hospital’s new campus, residential, retail, and entertainment offerings. The Medical Office Building is located in the heart of the WestEnd community, spanning over 120,000 square feet and likely to be split amongst several medical service providers. The proximity to the new Inova Health Systems, just down the street, enables endless possibilities for advantageous co-tenancy and further reinforces the medical hub of services and caregivers available to consumers in the Alexandria market. The Medical Office Building also includes 10,000 square feet of ground floor retail space.

Junction Crossing

Acquired by Foulger Pratt in 2021 and located in Fort Worth, Texas, Junction Crossing is a 277-unit apartment complex with two- and three-bedroom layouts. The property features an array of resort-inspired amenities including a wine tasting room with wine lockers, Olympic-sized interconnected pools with fountain splash pads, a state-of-the-art fitness center and an on-site Bark Park for pets.

Point of View

Foulger Pratt partnered with Triton Investments to bring Point of View, a luxury apartment community, to Draper, UT. This luxury apartment complex boasts panoramic views of the Wasatch and Oquirrh Mountains, as well as Salt Lake Valley. It’s perfect for high-end renters, commuters and professionals looking to enjoy high-end one or two-bedroom apartment suites and unbeatable amenities, including a heated pool with lap lanes, an outdoor basketball court, and a 7,000 sq ft fitness center.

Gateway 28

Gateway 28 is a newly constructed, 76,275-square-foot warehouse building located just north of Washington Dulles International Airport in the heart of the rapidly expanding Data Center Alley in Loudoun County. The building, set to deliver in December 2022, is fully leased to a publicly traded high-tech company that supports and services many of the neighboring data center operations in the area.

327 S Street

Foulger Pratt acquired 327 S Street alongside Boundary Companies in 2017. Boundary Companies managed and leased the property until March 31, 2023, when Foulger Pratt took over management of the 120-year-old building boasting exposed brick and 20’ high ceilings that were restored during an extensive renovation. Anchoring the warehouse is Lost Generation Brewing Company, a new DC hot spot, and popular DC retailer, Salt & Sundry, who operate a 3,000 square foot private venue retail out of the warehouse, hosting some of the city’s most memorable events.
