Foulger-Pratt retains Transwestern to lease 12435 Park Potomac Avenue

Transwestern today announces it has been retained by Foulger Pratt to lease 12435 Park Potomac Ave., a 131,000-square-foot, Class A office building in Potomac, Maryland. Transwestern’s Phil McCarthy, Keith Foery, Guy Copperthite and Mark Boyce are the lead listing agents.

“As part of the Park Potomac mixed-use development, 12435 Park Potomac Ave. offers tenants much more than just an office,” said McCarthy. “This building is within walking distance of 145,000 square feet of retail, including Harris Teeter, Orangetheory Fitness, Founding Farmers, Addie’s, and Gringos and Mariachis.”

The property is 50 percent leased, with just over 58,000 square feet available. Completed in 2016, the building features a modern lobby with stone and wood finishes, nine-foot ceilings, a high glassline ratio to allow ample natural light, and landscaped outdoor common areas with Wi-Fi.

Located at the intersection of Interstate 270 and Montrose Road, Park Potomac offers exceptional accessibility, including a Smart Transit Stop with GPS tracking for the Ride-On Shuttle to and from the White Flint Metro Station. Park Potomac, which currently stands at 585,000 square feet, will total more than 2 million square feet when completed. The project includes 150 townhomes, 153 luxury high-rise condominiums, and more than 75,000 square feet of retail, with plans for additional office and retail, including an entertainment concept.
